Our team deal with all types of commercial projects. Some of the more common types of project are covered below.

Commercial works include any type of non-domestic building use, with some of the more common types noted below. Ball and Berry Ltd have experience of dealing with all kinds of commercial schemes which can range from internal alterations and fit out projects up to multi million pound large-scale developments.
Educational facilities are controlled under the Building Regulations and assessed under parallel guidance to the approved documents known as Building Bulletins for critical elements such as fire safety and sound resistance.

Ball and Berry Ltd are the chosen Building Control provider for the rebuilding of St Mary’s School in Leyland which was severely damaged by fire in 2013 and is currently being rebuilt. We have also provided Building Control services for the recently completed Bolton School sixth form centre and Heyhouses Junior School in St Annes.

Healthcare premises, much like educational facilities, are controlled under the Building Regulations and assessed under parallel guidance known as Health Technical Memoranda (HTM’s) and Health Building Notes (HBN’s).

Ball and Berry Ltd have provided Building Control services on numerous industrial building developments. We work with our clients to provide a consistent interpretation of the regulations to ensure a seamless service across the country. Projects include provision of mezzanine floors in existing buildings to largescale warehouse buildings.

Ball and Berry Ltd provided the Building Control service for our neighbours Zebra Technologies when they undertook a large extension to their existing premises in Fulwood. Other projects we have been involved in have included

The leisure sector has seen substantial growth over the last few years, with Ball and Berry Ltd working with FX Leisure on recent developments such as Hale Country Club and the FX Leisure flagship centre in Leyland. Ball and Berry also worked on a recent new equestrian centre built in Standish near Wigan.

Large leisure buildings of this type provide significant challenges, with many different activities being accommodated in a single building. Fire safety and access and use for all visitors are primary considerations when considering such schemes.

The recent recovery in the economy has led to an increase in office developments, with Ball and Berry working with clients on both new build and fit out works across the north west and further afield.

Ball and Berry Ltd are the chosen Building Control provider for Flexible Business Interiors who undertake office fit outs for clients across the country. We are also working on new office developments at Chorley Business and Technology Centre.

Retail developments can provide some of the most challenging projects around. Our staff have been involved in numerous significant retail developments such as the Debenhams extensions to the Hounds Hill in Blackpool. We have also worked closely with developers on recent new supermarket developments in Knutsford and Chatham Waters in Kent.

Commercial Services

We are able to provide a complete Building Control service having authority to make all decisions on matters relating to Building Regulation approval, from early on in the design stage through to satisfactory completion on site, and we will provide the certification for it.

This is a brief overview of the stages involved in a typical Building Regulations application with Ball and Berry Ltd:

Ball and Berry Ltd are available to provide pre-submission advice and guidance free of charge
Confirmation of appointment can be by email or letter
Ball and Berry Ltd register the project with the local council through the submission of an Initial Notice. A copy of this along with an individually tailored service plan will be forwarded to the client
If submitted to us, we will carry out an assessment of the design and provide feedback on compliance with the Building Regulations
When necessary, we will consult with relevant statutory bodies such as the fire service or the water authority regarding building close to sewers
Subject to correct notification, Ball and Berry Ltd will carry out site inspections at critical stages of work. These stages will be highlighted in the service plan
The majority of projects will require certificates to be issued and provided to Ball and Berry Ltd at completion of work. Electrical certificates are required from your electrician for electrical work in kitchens for example
This will be issued upon satisfactory completion of work and provision of all necessary information. Don’t forget to request your final inspection when the works are approaching completion and ideally before your builder leaves site
